The Concept

The concept for Cerro Tigre is to create a low impact, low density nature based community that will cater to a broad sector of the market. Throughout the design process, our team will strive to achieve the following sustainable design principles:

• Making the most of natural views and natural assets of the property
• Orientating building platforms to maximize solar and breeze access reducing the need for air conditioning and energy dependency
•  Avoid building on ridge lines to preserve the natural character of the site and the region
• Preserve the natural hydrology of the property and avoid building on slopes exceeding 30%
• Conserve and enhance existing natural habitats and join fragmented areas of vegetation to create nature corridors that promote animal movement
• Integrated water management including the use of semipermeable pavements, above ground drainage, point control, semi and permanent retention systems to storm water re-use and reducing run off in peak flows
• Nature education and awareness through interpretive trails, nature emerision and nature based recreational amenities such as hiking, bird watching and mountain bikingReduce vehicular dependency and damage caused by the construction of roads by designing a pedestrian/cart circulation system for all internal movement. Reducing roads reduces costs.
• Promote low impact architecture on stilts to respect existing grade and to allow for air, nature and • water flow.
•  Reducing cutting, filling and retaining walls reduces costs of construction.
• Promote prefabricated architecture that uses less resources to build, centralizes labour/materials, lowers carbon foot print and is more cost effective
•  Reducing energy use and light pollution caused by internal and external lighting through careful design and material specifications
• Preserving over 65% of the property as a Nature Preserve

The goal of the development is to offer a range of second home product at different price points to ensure broad market appeal - the challenge of post-boom development.

All internal circulation will be non-vehicular; further reducing the cost of the development, as well as reducing the impact on the steep property caused by the building of roads. This also provides more space for reforestation, landscaped areas and preserves the topography and hydrology of the property.

Cerro Tigre will offer it’s residents and guests an affordable second home or investment property with in a short distance to beautiful Playa San Miguel. Residence and Guest will enjoy a range of nature and resort based amenities such as lagoon style pools, club house, children’s play area, hiking and interpretive trails and a designed mountain bike circuit.
